This is the reason I sold all my toys and haven't been real active in the car scene the last few months, the amount of research / paperwork in this whole process is insane.

Oh yea, for those local guys and long time friends on here, house warming party will be the last weekend of August so send your gifts before then if you can't make it biglaugh.gif Everyone is invited to the party, will have a DJ and pig roast as well as plenty of parking and booze.

A lot o fun getting a house! Your first house will give you headaches always but it is a learning experience!

Congrats!

Yard has a lot of potential! Any connotation on what the circle was made/used for?

My first house I bought was about 10 years ago and the day I was suppose to move in the pipes burst in the middle of the summer.... sucked ;/

Greg is renting the basement, the blue room is the next biggest and might be for rent for 350 / month, utilities included. The red room will be home office / lisas painting room

Built in 1951, 3bed 2bath 1500 sq ft .53 acre and plans to build a 3 1/2 car garage next spring are included in my budget. Attached garage is 1.5, perfect for motorcycles and bicycles.
The circle in the back yard was a pool, the big box in the yard is a pool heater ( free, anyone want it? ).
I just bought 700 sq of Brazilian Cherry, picking it up tomorrow so closing better happen on friday icon_smile.gif I'm ready to renovate.

Congrats!!!

That pad has a lot of potential!!

First things I would do:
Dehumidifier in the basement
find someplace to put a door on the back side of the house
Enjoy it!!

Mind me asking what ballpark the price was in? (PM is fine)

I paid 99k for it, its assessed at 197,000 by the city of Wauwatosa.

I do want to put a patio door of some kind on the back of the house, but it wont be happening anytime soon. I have hardly enough cash after buying all the laminate flooring to re-do the bathroom.

I got time icon_smile.gif

Congrats! I remember house shopping... worst part of the whole thing was closing... sitting there for an hour signing paperwork. But man when I walked through the door later that day and I knew it was all mine... a feeling that is almost undescribable.

Looks like you got yourself a nice pad. Might I suggest putting high energy efficient windows to the list of things to do soon.. My windows were original from the 50's (looked alot like yours) I even had to hang my storm windows in the winter and hang screen in the summer, cost 4grand to put new ones in but man what a difference! Bills went down litterally overnight and I notice the AC/Heat does not kick on as often as it used to.

We actually closed early, so its all mine. Heres the progress up to today, we did a TON of cleaning, scraped the crap texture ( most of it ) off the ceilings, TONS of paint, and the flooring went down today. I'm hoping to be mostly moved in next week, Lisa will be doing more painting and we are putting in new moldings and quarter rounds everywhere and blah blah blah.

This was my house warming gift from my little brother, easily the coolest gift thus far :)

User posted image

Bathroom was moldy, no more. They used drywall behind the tub surround, we cut that out and replaced with Durarock and just need to put up the new surround and a new fan

User posted image

Westinghouse fan on sale at hobo for 50 bucks, NICE! Oh yea, painted bedroom and Brazilian Cherry laminate flooring

And Living room, half done still waiting on paint but that will come later. Will be laying tile by the front door and in front of fireplace.

Quick question? I do not see an AC unit outside? Do ppl in WI not have AC? Just a dumb question I know.

Also how long did it take you to do the hardwood?

The floor is a laminate, took about 3 days 6-8 hours a day to cover 700 sq feet. A bunch of houses in Wi do not have central air, this one will have it when I can afford it icon_smile.gif It has forced air heat so adding AC shouldn't big a big deal ( besides price ).

Yea in TN and Cali I consider them Ball Sweat states... ;/

I wouldn't mind living up north. I am in the process of moving into a townhouse I purchased late last year and was renting out until recent. **** quit paying so I evicted. ;/

Whats the weather like in the summer?

Can be anywhere from high 60s to low 90s, with humidity just as variable. Typically 70s-80s and partly cloudy, with occasional rain/storms. Today it was high 70s and rain part of the day.

This year we have only had like 3 days in the 90s, usually its 90s for a few weeks and 80s for over a month. We have had consistent 70s this year, and I love it.
